Conservation Area FAQ Ledger
Do I need consent to restore sashes in a conservation area?
Like-for-like repair of your existing timber sashes does not normally need planning permission, which is why conservation officers in Jesmond, Gosforth and Tynemouth favour restoration over replacement. Listed buildings are different: we check the listing first and supply a written method statement if consent is needed.
Will draught-proofing change how the windows look from the street?
No. The brush pile is rout-fitted into the staff and parting beads, so from outside you see the same slim original sections, glass and putty lines.
Can you keep my original crown glass?
Yes. Sashes come out whole and sound old glass stays in its rebates. Any cracked pane is replaced with matched cylinder glass and bedded in linseed oil putty.
How long does an Accoya splice last?
Repair Care Dry Flex 4 splices carry a 10-year guarantee. The resin stays elastic, so it moves with the old pine instead of cracking away from it.
05 / Who does the work
The Tyne Valley Team

Paul Rutherford founded the workshop in South Gosforth in 2004 and still surveys every window himself. Sam Elliott, our time-served joiner-decorator, cuts and bonds the Accoya splices at the bench in Unit 4, Haddricks Mill Trade Park.
No agency sub-contractors and no rip-outs: the two people who price your windows are the two people who restore them, one or two sashes a day, with the room vacuumed and handed back every evening.
06 / The written proposal
A fixed written quote
Paul prices from a 25-minute survey or 2–3 WhatsApp photos, and sends an itemised PDF quote within 48 hours. The figure on the quote is the figure on the invoice.
